Use the logs and statistics for a listing to help reduce vacancy periods. In a Listing Master View, see an “at a glance” overview of listing activity in the graphs section. The graphs give both a numerical and visual representation of the number of views, contacts, days on market and the number of phone number and website address clicks from the active listing. (Note: The graph may not include the total number of times a listing has been viewed through the listing export partners sites because these websites do not all currently provide HERO PM with a statistics report.) Click on the Advanced Statistics button in the Listing Master View to access a detailed listing activity report, which displays daily listing traffic.

Use these statistics to determine if the listing is receiving adequate attention. If the listing has been on the market for 90 days, but only has a few views, you will want to review the listing to make sure it is appropriately priced (run a Comparable Rents report in RP Listings > Reports > Comparable Rents), includes the needed details, and is as marketable as possible. We advise running a Marketing Audit Report for each listing to determine its market effectiveness (in RP Listings > Reports > Marketing Audit Report).

Prospects can submit inquiries on active properties from the listing itself (if configured). These inquiries are stored in your Control Panel in the Listing Master View, and are represented in the graph section. You can also manually add inquiries, as well as showings to your listing. Add notes to your inquiries and showings to determine if there is a recurring reason why prospects inquire about the property, but do not rent it. Getting this input will help you appropriately market the listing, and ultimately help reduce your vacancy period.
