In this issue of HERO News, we talk about “extras”. Extras are things you add to an occupant agreement to improve the experience of your tenants or guests, while earning money for your company.

While the concept is not new, you’ll find the way extras work in Harmony to be quite revolutionary.

We answer some questions, and provide an article.

Enjoy!

Did you know?

Harmony lets you add anything to an occupant agreement as an extra, from a filter replacement or pest control service to fitness or business center access. An extra is typically a non-essential benefit that is highly desirable, and makes a resident’s life easier and their rental more enjoyable.

I want to add an optional resident benefit package that’s outlined in the lease. How do I do this?

Simply create an extra and set its default to “choose”.

When you create the lease, the extra and the cost are indicated as an option that the tenant can choose. Once they do, whether during eSigning or otherwise, you simply set the extra on their lease and they are charged each month.

I offer an extra that is provided by an outside company. Is there a way to streamline it so everyone who has the extra on their lease actually receives the product or service from the company?

Absolutely! You have two options here.

If you want to manually manage the provisioning of the extra, simply create a custom extra and track provisioning from your provisioning reports.

If you want everything to be automated, we can sign your provider up as an integrated extra partner. When you create a lease that includes their extra, or add the extra to an existing lease, the integration connects with the provider’s system to make sure the extra is ordered, registered, shipped, or otherwise provisioned. If the provider doesn’t have the ability to integrate, we can still set them up for basic provisioning by text message or email, eliminating the need for you to manage it.

I offer a maintenance extra to my tenants, so for particular maintenance needs, I want work requests to go to the outside providers instead of coming to me. Can I do this in Harmony?

For sure. When we sign a company up as an integrated extra partner, the integration can cover much more than just provisioning.

For example, if you opted for pest control coverage as a subscribed extra in a lease, when a covered tenant wants to report a problem with bugs, this report can be automatically sent to the pest control provider and copied to you with a note.

Each integration is unique, but the goal is always to let the system do as much work as it can without requiring your involvement, while still always ensuring you have access to all information and statuses.

Featured Harmony U Article: Extra! Extra!

Harmony covers a lot of options in your occupant agreements, like renting a storage space or garage along with a condo, adding a golf membership to a vacation reservation, or adding a paid reserved parking space to a rental. However, there are a lot of things you may provide outside the box, and Harmony has the solution for those, too. We call them “Extras”.

Extras can be as simple as a crib rental or Disney tickets on a vacation rental, or a filter replacement or pest control service on an annual rental. Or they can be any manner of the creative and unique, there are really no limits.

You can define an unlimited number of extras for each occupant agreement type, and optionally charge any quantity on any agreement. Set extras as standard options available or defaulted on any new agreement, or as specific add-ons that can be selected to add to an existing agreement.
