The HERO News this time is about inspecting your rental properties with Harmony’s Inspections app, part of the maintenance functions in Harmony.

The mailbag has some great questions.

There’s a quick video introducing Inspections.

Enjoy!

Did you know?

Inspections in Harmony have their own inspector app, allowing vendors or dedicated inspectors to inspect your properties without giving them access to your entire software. The app is fully integrated and configurable.

Community Mailbag

How do I configure what to inspect for a unit?

This is really flexible, and automated. By default, the app creates an inspection profile based on everything from your Harmony property and unit listing. So if you indicated the unit has a fireplace, for example, that fireplace will show up in the items to inspect for this unit.

When you set the app to function in self-learning mode, you can manually add or remove any items to inspect, and Harmony will remember this for future inspections.

If you do a comparison inspection, like a move-in/move-out, or start of management/end of management, everything inspected originally will be included for the comparison.

And if you’re all about the manual work, you can create templates to your liking.

Can I create Harmony Work Orders when I’m doing an inspection and discover something needs to be fixed?

Absolutely! Inspections is a maintenance feature that’s fully integrated with other Harmony maintenance functions.

You can also use pre-defined or one-time charges to give the tenant an estimate or total of what they owe for the work, which is really handy on a move-out.

I want to keep my inspectors on a tight leash so they don’t miss or skip things. Is this easy?

It sure is. There are numerous preferences that you can set to ensure that everything is done according to your policies and procedures.

For example, you can require that the inspector must select a condition for every item, or you can let them skip items. You can require a photo for any item that’s not in perfect or passable condition.

Inspections was designed with the input of thousands of real-world property managers, so it works the way you do.
