Many are surprised to learn one of the first benefits of Harmony: the software cost doesn’t break the bank.

The reason is simple. When HERO PM was started over 25 years ago, our foundational mission was to improve the lives of property managers. This continues to this day. This mission means we don’t work to figure out how we can get more money out of our members’ pockets. Rather, the opposite is true. We’re always working on ways to make our solutions more economical. In that way, we work more like a cooperative than a corporation.

This doesn’t mean we cut corners, most certainly not! That would be a violation of our foundational mission. Instead, it means we work like Costco – we create efficiencies, cut waste, engage suppliers as partners; all in the name of delivering better software at the lowest possible price. Rather than brainstorming to figure out how much money we can make, we spend our time brainstorming how much improvement we can bring into your life, and how little we can charge and still make enough to grow and serve more people like you.

Many software companies in our industry charge per managed unit. What a silly thing! This is like the barber charging for the length of hair they cut off. That’s an irrelevant metric in the barber’s world – the only thing that concerns them is how much time they spend on your haircut. In software, the only metrics that matter, related to pricing, are development, resources, and support. That’s how HERO Harmony’s simple, clear, pricing works.

There are three editions of Harmony software:

The Launch Edition

The launch edition is completely free. We call it the “Threebie”, because it allows the use of the software at no cost, for up to 3 of each item: 3 units, 3 owners, 3 tenants, etc. The threebie launch edition allows you to evaluate the software in real life for as long as you want, but requires a step up when you want to manage more than 3.

The Landlord Edition

The landlord edition is for individual landlords and small companies. With the landlord edition, you have access to all features in a small portfolio. It’s a scaled-down version of our property management edition, that allows individuals to use the tools of the big guys, and easily step up if you become a professional management company. Landlord edition pricing ranges from free (Landlord AYG) to $90 per month.

The Property Manager Edition

The property manager edition is the main thing. This is the full-blown edition of Harmony with all the features and functions in their full glory. It’s for professional management companies, licensed as required by your jurisdiction. In the property manager edition, you choose the level of functionality (listings, website, management) and the types of properties you manage (long-term residential, short-term residential, storage, commercial, association) to generate a Harmony package. You can step up or down any time you want. There are no per-unit fees, it’s all one package, no matter how many units you manage. Property manager edition pricing ranges from $54 to $619 per month, with most packages around $250 per month.

The mystery is gone, along with the penalties for growth

There is no mystery to HERO Harmony pricing. It’s all laid out clearly at https://HEROPM.com/pricing-for-hero-harmony-packages, and it’s always the same for everyone who uses the same edition and package. Once you’re in a property manager edition, you can grow and grow and grow some more, without being penalized for adding units to your portfolio.

What’s the fine print?

The fine print is that there’s no fine print. There’s no fast talk at the end of our radio ad. However, there are some things you may want to know:

  • If you manage in multiple locations (e.g. you have 5 offices around the country), you’ll add an office account for each one beyond your first. Offices are priced at 1/4 of your package price, and can include all the same systems as your main office.
  • If you split your management by assigning unique property portfolios to individual agents, you’ll add an agent account for each. Each agent (beyond the first) is priced at $20/month.
  • If you elect to order paid services (like a custom website design, a credit report, etc.) those are priced individually, and sometimes based on the pricing of an external provider. The price you’ll pay as a HERO member is less than you would pay otherwise.
  • The free landlord edition package is a pay-as-you-go model. Instead of paying a monthly fee, you pay per use for each item. The Landlord AYG is the only package we offer that has a pay-per-use model, and is typically only beneficial for landlords with a few units and not a ton of use.
