Good landlords and property managers understand the value of their occupants, and treat them with the dignity and respect that they deserve. However, not all are good, and that’s where legislation shows up.
One common piece of legislation we’ve seen popping up all over is often referred to as a “Tenants’ Bill of Rights”. Your local legislation may not use the same name, but it’s likely you have something in the works, or already implemented, that mandates certain disclosures for your tenants.
Even before this wave, we had other mandatory disclosures in certain cases. Things like EPA Lead Paint or Superfund disclosures for occupants, and countless other state or local disclosures.
Harmony has you covered! Here’s how it works in a nutshell: In your Places Settings, upload each of your disclosures that can be required for the areas that you manage. Then, in each unit, select the disclosures that apply for that specific unit. When Unit Mandatory Disclosures is included as a merge field in your agreements, all disclosures that apply will be appended to the agreement. When your occupant e-signs their lease, the disclosures are all automatically included. If they are PDF documents, those will be directly embedded into the agreement, otherwise they’ll be appended as links.
There are certain other notices that are not disclosures on an agreement, but are required to be posted in a rental unit. These can include things like a notice of property registration, or a notice of fire suppression inspection. Those can be added as documents for the unit, then when your posted document fades or disappears, you simply go back to Harmony, select the unit, then print and post a replacement.
